Closing Checklist
To-Do List (Prior to Closing)
In order to ensure a smooth closing process, please review the following documents
prior to the closing:
- Review the HUD-I Settlement Statement for correctness, which provides an itemized
list of closing costs
- Check your title commitment for correctness:
- Names should be listed and spelled correctly
- Description of property should be accurate, legally correct and up-to-date
- Figures should be correct, as previously agreed
Items to Bring to Closing
Please bring the following items to your closing. If you have questions regarding

Buyer:
- All Buyers and their spouses, if any, must be present at closing
- Buyer's copy of purchase agreement
- Cashier's check(s) to make all payments
- Proof of purchase of insurance for fire, casualty, etc.
- Invoices for any unpaid taxes, utilities or assessments
- Photo identification (passport, driver's license, or state-issued
identification card)
- Previous addresses for the past 10 years
Seller:
- All Sellers and their spouses, if any, must be present at closing.
- Seller's copy of purchase agreement
- Invoices for any unpaid taxes, utilities, assessments, and latest utilities
meter readings
- Receipts for last payment of interest on mortgages
- Bill of Sale of personal property covered by the purchase agreement
- Any unrecorded instruments that affect the title
- Proof of satisfaction of any mechanics' liens, chattel mortgages, judgments,
or mortgages that were paid prior to the closing
- Photo identification (passport, driver's license, or state-issued identification
card)
- Septic Inspection (if applicable)
- Any items you wish to pass on to the Buyer such as association payment coupons,
warranties, etc.
